Your figures
Income and deposit in step 1, the loan in step 2, stamp duty in step 3. Every result is an illustration, not a mortgage offer and not what a lender will advance.
Step 1
House or flat does not change the stamp duty. First-time buyer or homemover selects the rates, and the matching stamp duty.
Step 2
Add a property value, loan and term. The rate is taken from the table below.
Step 3
The price comes from step 2. England and Northern Ireland only. First-time buyer or homemover follows step 1. Additional property is the only choice you make here. House or flat does not change this figure.
Add a purchase price in step 2 to illustrate stamp duty.
Sample only
A labelled sample, sample only — not a published new-build sheet. These are not new-build products from a lender rate sheet, not the residential rates from another site, and not a mortgage offer. Each deal shows the lowest sample rate with a product fee and the lowest sample rate with no fee. The lowest pay rate is selected to start. Choose another row and step 2 uses that rate.
Add a property value and loan amount in step 2 to see the sample rates.

Mortgage companies can treat a new-build house and a new-build flat differently. The same price does not mean the same loan. We check which rules apply to the plot before you reserve.

01
Plot, price, deposit, income and when the developer wants exchange and completion. A short call or email is usually enough to see whether we can help and what the monthly cost might look like.
02
We are not tied to one bank. We look for lenders who will consider that builder, that warranty and any incentive, including lenders that are not on the high street.
03
We talk through the options and help you decide which route to take. You get a clear recommendation, the costs, and an illustration. The figures on this website are not that recommendation.
04
We manage the application, chase underwriters, the valuation and the documents, and we keep you and your solicitor updated.
05
Once the offer is in, we stay with it until completion. If the build date moves, we deal with the lender, the solicitor and the developer so the offer still fits.
Call 0204 551 2123 or send a short brief. We will tell you quickly whether we can help — and what it is likely to cost per month.
