Developers use incentives, part exchange and contributions toward the deposit or the costs. Lenders do not all treat those the same way. Some cap the incentive, some want it declared as a reduction in price, and some will not lend on part exchange at all. We check the offer against the lender before you rely on it.
- Stamp duty paid, legal fees paid, flooring and other incentives declared properly
- Part exchange: what has to happen to your current home, and which lenders will consider it
- Deposit contributions, and when a lender treats them as a gifted deposit
- Nothing presented to a lender as a cashback if it is really a price reduction
