New-build purchase

A mortgage on a home that is not built, or not finished, yet.

Buying from a developer is a different timetable from a normal sale. Reservation, exchange and completion can be months apart, and the lender has to be comfortable with the builder, the warranty and any incentive in the price. We line the mortgage up with the site, the solicitor and the long-stop date, and we say early if a plot or a price will not fit.

  • Reservation, exchange and a completion date that may still move
  • Developer, warranty and build stage checked before you are committed
  • Incentives in the price explained to the lender, not left as a surprise
  • Liaison with the site, the solicitor and, where there is one, the selling agent
