Process
How it works
- 01
Tell us the brief
Plot, price, deposit, income and when the developer wants exchange and completion. A short call or email is usually enough to see whether we can help and what the monthly cost might look like.
- 02
We search the market
We are not tied to one bank. We look for lenders who will consider that builder, that warranty and any incentive, including lenders that are not on the high street.
- 03
Recommendation
We talk through the options and help you decide which route to take. You get a clear recommendation, the costs, and an illustration. The figures on this website are not that recommendation.
- 04
Application to offer
We manage the application, chase underwriters, the valuation and the documents, and we keep you and your solicitor updated.
- 05
Offer to completion
Once the offer is in, we stay with it until completion. If the build date moves, we deal with the lender, the solicitor and the developer so the offer still fits.
Fees
Lenders usually pay us a procuration fee if your mortgage completes. Typically, we do not charge a broker fee as well. We may charge a broker fee where a case has a high level of complexity or workload. We will discuss and agree any fee with you before we give advice. Any agreed fee is payable only once the lender has issued a mortgage offer. Once paid, it is not refundable. If we do not deliver a proceedable mortgage offer, you pay us nothing.
